What changed
Two rules moved. Most of the market is still quoting the old ones.
The Limited 203(k) renovation cap went from $35,000 to $75,000 for case numbers assigned on or after November 4, 2024, and it holds for 2026. On June 23, 2026 the draws a lender may approve per contractor went from two to four. Together they made a Limited 203(k) genuinely workable this summer, which is why so few agents around you have run one.
